I actually had this exact listing on my eBay feed page the other day.
As you mentioned, "Condition: Used", "Modified Item: Yes".
But in description, "Condition is New".
And relatively new account, 2 sold listings, zero feedback. Other currently active listings certainly don't look like immediate fakes. Maybe this person is actually new to eBay, however still feels somehow dodgy to me.
